01 / Construction and trades

Leads for builders and trades: new planning applications in your postcodes

We read the council planning registers for the postcodes you cover and keep the applications that match your work: loft conversions, dormers, rear extensions, roofs, new builds and the rest. Contractors who want public work also get the tenders from Contracts Finder and Find a Tender.

One loft conversion or extension can pay for years of the Lead Engine.

Where the data comes from

  • Council planning registersEvery planning authority keeps a public register of applications: the proposal, the site, the stage and dates, and the agent or architect where the application names one.
  • Contracts FinderThe government's search for public sector contracts over £12,000, from central government and its agencies.
  • Find a TenderWhere public sector buyers, including councils and NHS bodies, publish UK procurement notices, with submission deadlines.

What you get

  • Each row: site area, what is proposed, application stage and date
  • The agent or architect named on the application, where public: a business contact
  • A homeowner letter template, so the household hears from you by post
  • Public sector tenders with their deadlines, if you want them

Compliance, stated plainly

Is the Lead Engine legal?

Yes, because of how it is built. Here is exactly what we do and do not do.

  • Businesses can be emailed, with an opt-outAgents, architects, councils, NHS buyers and food businesses are business contacts. Under PECR a business can be emailed about relevant work, as long as every message carries a clear way to opt out.
  • Homeowners are never cold called or emailedPeople named on planning applications are private individuals. We never sell personal data for cold calls or emails. The construction list is the job (site area, proposal, stage) plus the business agent or architect, and a homeowner is contacted by letter only.
  • Lawful basis: legitimate interestsWe process the business data under UK GDPR legitimate interests, from public sources only, and keep the list to what you need to act on it.
  • No promises we cannot keepWe never promise a number of leads, jobs or revenue. We pull every match in your area, not a sample, and we check your area for free on the call so you see the volume first.

How much does the Lead Engine cost?

£400a month

Monthly, cancel anytime. Includes the website care plan.

  • Every match, every monthYour postcodes or delivery area, scored and de-duplicated. Not a sample.
  • Care plan includedHosting, security, updates and support, so you do not also pay the £150 a month care plan.
  • Website from £1,50050% deposit, 50% before go-live. Your area is checked for free on the call.

When can we check your area?

What do people ask about the Lead Engine?

What is the Lead Engine?

Every month we deliver a qualified list of real opportunities in your area, built from public sources, scored for fit, with the outreach materials to act on it, and fed into a simple pipeline. It is an add-on to a TitanStudio website, sold on the same call, at £400 a month including the website care plan. You get the list, outreach templates written for your trade and a simple pipeline, and if you want, we run the business-to-business outreach for you.

Where does the data come from?

Public sources only. For construction: council planning registers, which every planning authority must keep, plus Contracts Finder and Find a Tender for public sector work. For care: Contracts Finder and Find a Tender, where councils and NHS bodies publish their tenders. For wholesale: the Food Standards Agency's open food hygiene rating data and the Companies House register.

Is this legal?

Yes, done the way we do it. Business contacts, such as agents, architects, public buyers and food businesses, can be emailed about relevant work as long as each message has a clear opt-out (PECR). Homeowners named on planning applications are private individuals: we never sell their personal data for cold calls or emails, and they are contacted by letter only. We process the data under UK GDPR legitimate interests.

Do you guarantee jobs?

No. Nobody honest can. We find the real opportunities, score them and give you the outreach to act on them; whether a homeowner, buyer or chef says yes depends on your price, your work and your follow-up. What we promise is a real list from public sources, delivered every month.

How many leads a month will I get?

It depends on your area and your work: a busy London borough produces far more loft applications than a rural district, and care tenders come in waves. So we check your postcodes for free on the call, and you see the volume before you sign up. Then you get every match each month, not a quota or a sample.

How much does the Lead Engine cost?

£400 a month, paid monthly, and you can cancel anytime. It includes the website care plan (hosting, security, updates and support), so on the Lead Engine you do not also pay the £150 a month care plan. The website itself is from £1,500, half as a deposit and half before it goes live.
